Why Blogging Works When You Blog Smart!

Tracy Miller recently asked me to put a post together explaining what the benefits or advantages were of being a member of the Active Rain social network.  In the spirit of what Active Rain is all about, here's your "long distance" response my friend...

The benefits and/or advantages of being a member of the Active Rain network are vast.  In fact there has been so much written about this that I couldn't possibly name all of the reasons nor will I since an easy search under the "blogs" tab will help you identify most of those posts but I am going to give you a few reasons why blogging is so important to me and my business.

By this time we should all know what the book, "The Secret" is about.  For those of you who don't, it's based on the fact that if you're thinking the right way, then good things will happen. Blogging works very much in that way.  If you're writing posts about what you specialize in, then people will find you provided you wrote informative and intelligent content.  The two keys here are:

  • valuable information
  • expression of intelligence

I could provide a few links showing someone writing the "right" way and the "wrong" way but that sort of goes against our support network here so let me just say if you will visualize who you want to work with and write towards that person or group of people, they will be attracted to wanting to do business with you. If you try to take the lazy way out and post a couple of odds and end facts and you write it in uninteresting or negative fashion the results will fail your expectation.  I try to give the people in my "vision" interesting and timely information they may not be able to get their hands on easily anywhere else.  

I don't think it's completely wise to depend on your blog as a sole information resource.  Have you ever tried to read several posts on someone's blog?  It's great if the blog is just on the subject matter you're interested in but if they bounce around as I do on mine, whatever captured the attention of your reader may diminish if you're not staying on the subject that brought them there to begin with so always have a place they can bounce to regarding the subject matter that got them interested in the first place. That's why if you review my posts about my market you'll see lots of links going to my Naples Florida real estate website that has even more information about particular locations throughout my market. 

People are doing more research before they contact us.  That's great news for most of us as car time has been drastically reduced.  We all know the more time you spend showing properties the less of a chance for a sale right?! Let's think about this for a minute.  If more people are spending more time doing their "own" research then who wins?  The people providing the content! 

I can't tell you how many times I've heard lately that people are "going back to basics" and they're beefing up what they "used to do" when they were so successful.  Folks, the name of the game hasn't changed but how you get to the closing table has.  That's why you'll see leading Realtors who have always had a lion share of business starting to lose footing to other agents who have caught on to the technology game of real estate.  Happy were the days when top companies could hoard their best listings.  More and more sellers are catching on and that's just one game that isn't tolerated as much as it was in the past.

How much fun is it to prospect:

  • For sale by owners?
  • Expired listings?
  • Open house attendees?
  • Neighbors
  • People in social groups where you belong?

I'm not about to say that those ways of getting business are no longer effective but it can be a real negative experience especially when you consider the first two groups. 

For sale by owners are not necessarily fans of Realtors and we all know sellers of expired listings are not necessarily super fans of Realtors...especially the last "not good for nothin" person they hired.

But...you contacted them and signed up for the negative barrage of stuff you're about to receive. Isn't that a fun way to spend a day?

Instead of those options,  why don't you let the other 50 or so agents in your market do that and you go after the person who's ready to do something in your favorite neighborhood.  First, you'll already have something in common...you both like the neighborhood.

Now let's think about all of the unsolicited offers we get right now.  I don't know about you but I get anywhere from 5-10 calls a week and probably around 200 emails a week from people trying to sell me something. It DRIVES ME NUTS! Do you think your potential clients feel the same way? 

That's why blogging is my FAVORITE form of marketing right now.  I talk about only the stuff I'm interested in. Now, don't get me wrong, I'll get calls and emails asking for my assistance in areas I do not handle but blogging has given me the freedom of being able to say, "no thank you".  Now, I don't do business in places where I am not the expert AND it gives me the opportunity to direct them to another professional who does specialize in that area. They still get the great help they need and deserve and I still have time to build my business in the direction I want it to go.  So if you find yourself in a position where you're not really liking what you do for a living, maybe it's because you haven't told the universe what you want to be doing???!!!  Maybe it's because you haven't taken control of what you want and haven't strategically gone after it??? Or, maybe you just haven't told the people you want to work with that you're the person they should hire.

The people I've worked with this year have been absolutely OUTSTANDING! There were no interviews.  I think my interview with my customers took place on the Internet.  In fact, I know it did on some occasions. Attitudes changed dramatically.  There were cases in the past where customers would put really weird and disrespectful demands on me and my time.  Today, people are so respectful and courteous.  It's unbelievable!  When people call me for the first time now, they don't bark orders like they may have in the past.  They ask when I'll be available to assist them and in some cases make travel arrangements after we solidify an appointment date.  I do everything I can to be accommodating but who knew that a blog would attract such great people.

More importantly, they're contacting me. They're HAPPY to be contacting me.  They're excited about buying in the locations they're looking. They have already decided that I'm going to be their agent and I'm going to do a tremendous job for them.  They're right. 

So far I've only told you about the customer end of this magical tool. I haven't said a peep yet about the other people I've met on the Rain.  Do you know that once you develop relationships here on Active Rain, those relationships can follow you almost everywhere you go?  Have you ever been to a conference where you didn't know anyone?  I have. One example was the Inman conference in San Francisco 2007.  That's where I learned about Active Rain.  A few short days after that conference I signed up and started blogging.  I also went to the same conference August of this year.  Do you want to guess how many Active Rain people I knew at that same conference this year....me too.  It was a BUNCH.  I had such a GREAT time!  Active Rain people are EVERYWHERE on the Internet and they're everywhere across the country.  Active Rain exposes you to so many people and so much great content it ultimately can change your life. Now that sounds like a tall order doesn't it? 

Active Rain changed my life.  I have friends in all corners of this beautiful little country and I owe it to Active Rain.  It's probably the friendliest social network alive and it's certainly the best place to help you build your intelligence, your business and your real estate network.

Naples Florida Weekly Get's 2 Thumbs Up From Shannon!

Have you heard of Naples Florida Weekly, Your news and entertainment source?  It's a new weekly newspaper publication that seems to be more focused on promoting Southwest Florida and the people who live here in a positive, fun and informative light compared to other newspapers in the area. 

My copy of Naples Florida Weekly magically appeared in my office mailbox like many magazines and other forms of marketing from oodles of companies across the country.  I must admit, my attention is pretty hard to capture especially when people attempt to get it unsolicited.  When I first received the paper I thought (like I often do) oh brother, another piece of trash to line my waste basket but for whatever reason, I opened it up. 

What I find exceptional is the focus they're putting on the people and the positive things they have to say about Naples and the surrounding locations in Southwest Florida.  Is it because they're not just trying to "sell papers" like some of the other publications around town?  I'm not sure but I love the approach they're taking and I love how I can find a whole list of things to do around the area fast and easily.  I also love how they've almost taken on the challenge of replacing (rumored to be closing their doors) "N" Magazine's "society pages" as that was one of the aspects that made "N" Magazine such a treasure.

It's been said that no other newspaper has a chance of surviving due to the "competition" having a history of snuffing out new biz.  I hope Naples Florida Weekly has the strength to step up to the challenge because as I see it, Naples Florida Weekly is a welcomed and long overdue relief that Naples Florida deserves.

Pelican Marsh Naples Florida - It Was A Great Day For Golf!

After previewing a Pelican Marsh home for a customer coming to Naples this weekend, I thought I'd drop by the clubhouse and golf course to see what was going on.  Armed with video camera in hand, I was hoping to get some shots of the neighborhood just in case the staff would be nice enough to allow it and guess what...they couldn't have been more accommodating!  Everybody was SO nice! 

So, I took a ride...I've shown and sold properties in Pelican Marsh for years now and feel very in tune with the real estate aspect but I must admit...I'm not a golfer.  This was my first venture around the Pelican Marsh golf course.  I couldn't get over how happy and relaxed everybody looked.  All of the staff was helpful and cheerful and the other golfers were friendly and warm. 

The Pelican Marsh golf course was in impeccable condition.  The golf paths were scenic and spotless as well as the many magnificent Pelican Marsh properties that line much of the course. It was if I was just now figuring out why Pelican Marsh had such a loyal following although I knew it was a special community long before today. 

While I was filming I came across a few other golfers on the course.  The first group appeared to be a grandfather/grandson.  I actually caught a few shots and put them in my video...it's a true testament that regardless of what's going on in the world it really is all about how you want to spend your time.  It was a precious moment I bet those two remember for a long time.  I know I will.  I saw couples playing together too but primarily today I saw more groups of gentlemen than anything.  When I say gentlemen, that is what I mean.  They were all so friendly by inviting me to continue my track without making me wait for them to swing and even had one who joked, "you forgot your golf clubs"!

I continued around the course driving past places I've shown, places I've sold and places where past friends once lived.  There are good memories and fun times and I can't help but imagine that magical place called Pelican Marsh holds the same experience for most who live there even if for only part of the year.

So without further adieu, here's Pelican Marsh as seen through my eyes...at least for today.

Hands Off My Booty!

I found myself showing an attorney and his wife on Friday when about half way through the tour, he asked me a question that legally, I simply couldn't answer.  The conversation went like this:

Attorney- Tacky question

Lefevre- "I don't know" (repulsed)

Lefevre- (remembering he was an attorney)

Lefevre-"Aren't you an attorney"

Attorney-"yes"

Lefevre-"Don't you know the laws I'm required to adhere to"?

Attorney-"yes"

Lefevre-"Then why did you ask"?

Attorney-"uh...I don't know'.

After other questionable integrity issues it made me wonder if he wasn't trying to set me up for a lawsuit.  It sounds dramatic but if you think about the circumstances here, ya just gotta wonder what was up this guys sleeve.  It's not often that us REALTORS fall victim to someone maliciously looking for a reason to sue but it does happen.  He could've just been testing my intelligence...I dunno.                                                                                                                                                              Photo by Walt Disney Pictures

Here's the deal. 

If you're thinking about pirating my booty over some frivolous lawsuit, you need to go somewhere else. 

First and foremost, I'm Naples Smart Girl.  It will be easier to win a lawsuit with somebody who's dumb. 

Secondly, I work damn hard for the little money I have and quite frankly, I use it to support my family and charities, I choose. It's not for you.

Last but not least, what little I have is not worth going through the motions, I'm sure there's a much better jackpot out there if you keep looking...then of course you could always get a better paying job.

Burglaries On The Rise! Protect Your Valuables!

Naples, Florida is considered to be an extremely safe place to live but recently there's been more news than usual regarding burglaries in the area.  It's hard to believe Naples is experiencing these types of crimes especially considering the fact that we could all once park our cars, leave all our junk in plain site with doors unlocked only to come back hours later to find everything right where we left it.

What's really kind of stupid about all of this new crime is what was stolen.  Here are a few items that were stolen during a two week period:

  • debit cards
  • credit cards
  • wallets
  • social security cards (are you kidding me)
  • currency
  • purses
  • cel phones
  • keys
  • jewelry...who leaves their jewelry in the car...sheesh

What's even more stupid is the fact that half (11) of the vehicles that were burglarized in one particular area were unlocked. WOW!

So, although you may be accustomed to keeping all your stuff out in the open and unlocked and have never had a problem, now might be a good time to practice a little safety. 

Here are a few ideas:

  • Lock your doors...yes at your houses and condos too.  There were 8 home and condo burglaries during that same time.  Wanna know how many of those doors were unlocked....sigh.
  • Close your garage doors.  One of those burglaries was due to an open garage door.  The thief stole a bunch of stuff out of the car.
  • Don't leave any valuables in plain site in your car.  Alot of these burglaries are taking place in public places...they're not guessing if there's something good in there, they're probably seeing the items and going after them.
  • If you have alarms, turn them on.  They're not doing anybody any good disarmed!
  • Keep your eyes open and be alert!  Some crimes simply didn't go down because people tipped off the police.  You know, many of us have phones with cameras on them today.  It doesn't take two seconds to snap a shot of something of suspect...but be careful with this one.  We certainly don't want you putting yourself in danger.

Regardless of the recent turn of event, Naples is still a pretty safe place to live.  This is the latest data I could find supplied by the Collier County Sheriff website to support those statements but if you're concerned about your safety and you're considering Naples as an option, contact the Naples Police or the Naples Sheriff's department.  They're not trying to sell you property and they'll tell you "exactly" what's going on.

When Will You Purchase Your Next Florida Property? - POLL RESULTS

I placed a poll on my Naples, Florida real estate website just to see what visitors were thinking.  Of course I did this last week when the stock market was going crazy but I thought the results were interesting so I thought I'd share them:

When Will You Purchase Your Next Florida Property:

Before the end of the year: 23%

During Season: 11%

Sometime next year: 30%

After I sell another property: 3%

Just renting: 11%

Selling, not buying: 0

Not buying or selling: 19%

64% of those who took my poll are planning on buying sometime by the end of next year. COOL!

19% aren't buying or selling...interesting...makes me wonder why they were on my website! :)

There's still some pretty strong interest in renting property as well.  This was pretty common last year too.  The best areas seem to be doing well in the rental markets and lots of colleagues around the office have been inquiring about rentals for clients. If you are interested in renting in Naples, you should consider making arrangements now before the best rentals are gone! 

You might consider making your Naples Florida real estate purchases soon too considering you're not alone when it comes to buying!

Naples Florida Real Estate Speculators, Remember "DIWIN"!

Word on the street is 3 Bentleys at the new Jaguar, Land Rover, Aston Martin, Bentley of Naples dealership sold this weekend!  Not sure what the total for those 3 cars added up to but I'm pretty sure with prices starting at just under $200,000 there may have been reason to celebrate!

Sounds cool to me considering the fact that all you hear on the news is how bad the economy is and how everybody wants to cash out and put their money under their mattress...wait...do you think those people were plopping down that money because they thought it was a "wise" investment?  Was there speculation about the appreciation of purchasing a new Bentley? Oh come on, I doubt it. 

I'll stick my neck out by betting that those people just wanted those cars.  Kind of like Naples luxury real estate.  Yes, there's deals to be had right now but I'd venture to bet the majority of people purchasing luxury properties in Naples just want them.  They've worked hard (or not) and they can buy them...so they do.

I've heard a fair share of speculation about the Naples, Florida real estate market lately from all walks of life.  Some is very positive while others think the market is going to take a nose dive due to the latest stock market woes.  Of course as I write we're up 600 points on the DOW so who knows what that means.

If you are doing your own speculation about the Naples, Florida real estate market, I would encourage you to consider the "DIWIN" factor. I think some people forget about this very important consumer behavior and I've seen it wreck havoc on people's forecasts and projections.

Oh wait, you don't know what "DIWIN" is? 

It's a very technical term I coined myself...

DAMMIT, I WANT IT NOW!

A home in The Estates at Bay Colony just went under contract priced in the 4 million range.  Do you think the buyer "stole" it or do you think "DIWIN" had something to do with it?  Maybe they needed a magnificent place to park their new Bentley. :)

One of the beautiful things about Naples, Florida (besides the obvious) is the fact that some people still want to purchase here and can. We offer lots of factors that instigate the "DIWIN" phenomenon and despite what any Wall Street analayst thinks, sometimes, that's all that matters.

Bay Colony Naples Florida What's Hot, What's Not As Hot!

Here's the latest Bay Colony Naples Florida real estate update. 

Currently there are 29 Bay Colony properties for sale with prices ranging between $1,180,000 and $17,700,000.  Inventories are a little higher than they have been in the past (typical for this time of year) and although activity was screaming during season it has cooled down as far as foot traffic is concerned which is also very typical for Bay Colony during this time of year. 

Here's the breakdown of available Bay Colony properties:

There are two listings currently pending:

One of them is one of those fabulous estates located in The Strand at Bay Colony.  The other is located in Biltmore at Bay Colony and isn't it cool that John R. Wood REALTORS, Inc. is represented in both of those transactions...whoo  hoo!

Closed sales reports show there have been a total of 26 sales in Bay Colony over the last 12 months and 22 sales since January 1, 2008 so as you can see we have just about a years worth of inventory on the market right now.  This is typical as many are gearing up for our hottest selling season which is January through April with some opportunities for strong traffic between now and the end of the year.  Here's where the sales were for the last 12 months:

  • Toscana is the Bay Colony leader with a whopping 6 sales so far.
  • Brighton at Bay Colony has had an amazing 4 sales.
  • Vizcaya at Bay Colony sold all 4 of their listings.
  • Villa La Palma sold 2 of their listings.
  • Remington at Bay Colony closed 2 listings.
  • Mansion La Palma sold 2 of their listings.
  • Salerno at Bay Colony closed 2 listings.
  • Windsor at Bay Colony sold 2 listings.
  • Villa La Palma sold their 1 and only listing.
  • Carlysle at Bay Colony sold 1 this year.
  • Bay Colony Shores sold 1 listing

So what's hot, what's not?

HOT:

  • Brighton at Bay Colony
  • Toscana at Bay Colony
  • Vizcaya at Bay Colony
  • Mansion La Palma
  • Villa La Palma

NOT AS HOT:

  • Contessa at Bay Colony..no sales reported, 3 on the market...but they did complete a pretty big renovation this year!
  • Salerno at Bay Colony has closed 2 but they have 4 on the market right now.
  • The biggest upset so far has been Bay Colony Estates with only 1 reported sale in the last 12 months with 7 currently on the market...and can I tell you...there is a house in there they are almost giving away. 

My web traffic for Bay Colony related search terms has been extremely high for the last couple of months which is actually unusual for this time of year.  Typically web traffic for this community doesn't start heating up til the end of the month or even into November.  This makes me very curious and excited to see what unfolds this upcoming season.
