      <description>&lt;p&gt;Hello Naples friends!       <description>&lt;p&gt;Hello Naples fans!&lt;br&gt; &lt;br&gt; As some of you may remember, I'm exploring the vast world of video and trying to figure out how to incorporate it in to my site her to make your Naples experience that much better.       <title>The Gift Of Naples Florida</title>
      <description>&lt;p&gt;I hope everybody finds themselves this morning with some shiny new Holiday memories! As I reflect on my own memories one that stands out is a phone call I received around 7:00 on Christmas Eve.&#160; Clients who purchased a home in &lt;a href="http://www.shannonlefevre.com/grey_oaks"&gt;&lt;strong&gt;Grey Oaks&lt;/strong&gt;&lt;/a&gt; in November were in town and on their way to the airport to pick up their two children to celebrate their first family Christmas in &lt;strong&gt;&lt;a href="http://www.shannonlefevre.com/"&gt;Naples&lt;/a&gt;&lt;/strong&gt;. I could hear the excitement in her voice when she told me of their arrival and how they were going to spend their time in Naples this year.&#160; She thanked me again for helping them find what they think is the perfect place to make some terrific family memories.&#160; &lt;br&gt; &lt;br&gt; I marveled over the generosity of her phone call and I'm so glad she shared her anticipation with me. That in essence, is what I really do when I sell &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples real estate&lt;/strong&gt;&lt;/a&gt;. Of course people look for the perfect location, the right decor etc. but ultimately SO many of my clients are in pursuit of the perfect Naples experience. &lt;br&gt; &lt;br&gt; Whether it's an active lifestyle they desire or perhaps a chance to relax on one of our Naples beaches, we can easily accomplish nearly everybody's wish and when you need a Realtor who can not only find the floor plan and amenity package you are after but they can also imagine your vision of what the real accomplishment entails, call me.&#160; I know how to do that too.&lt;br&gt; &lt;br&gt; &lt;br&gt; PS~ Did you know the official &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples real estate&lt;/strong&gt;&lt;/a&gt; high season shot gun start occurs on January 1? :) Hope to assist you this year!&lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>Naples Luxury Real Estate Update</title>
      <description>&lt;p&gt;Hello Naples Fans! I just attended a contract seminar presented by one of the best real estate attorneys in Naples.&#160; He shared best practice points on how to protect buyers and sellers from some of the gruesome pitfalls he's seen so far this year.&#160; Also in the audience were about 45 of the other top agents in town. This is an invite only seminar which means this type of information is not readily available to just any agent and yet another reason why you want to list and buy with a &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples Realtor&lt;/strong&gt;&lt;/a&gt; who:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;is properly connected&lt;/li&gt;
&lt;li&gt;knows the contract &lt;/li&gt;
&lt;li&gt;knows how to protect their client&lt;/li&gt;
&lt;li&gt;has their finger on the &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples real estate&lt;/strong&gt;&lt;/a&gt; pulse&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;While I was there I took the opportunity to have Kevin quickly describe the Naples real estate market through his eyes.&#160; The most stand out thing he had to say was that he wasn't seeing too much golf course community sales right now but that &lt;a href="http://www.shannonlefevre.com/naples_waterfront_for_sale"&gt;&lt;strong&gt;Naples beachfront&lt;/strong&gt;&lt;/a&gt; was on fire.&#160; This lead me to do some further research of my own to quantify his remark.&#160; $1,000,000+ pending properties are up 45% during the last 30 days compared to this time last year.&#160; This is GREAT if you're a Naples luxury real estate seller, not as great news if you're a Naples luxury real estate buyer.&#160; As an example 5 &lt;a href="http://www.shannonlefevre.com/olde_naples_listings"&gt;&lt;strong&gt;Olde Naples homes&lt;/strong&gt;&lt;/a&gt; listed over $1,000,000 have gone under contract during the past 30 days. That's significant considering that's 7% of the current &lt;a href="http://www.shannonlefevre.com/olde_naples_listings"&gt;&lt;strong&gt;Olde Naples single family home&lt;/strong&gt;&lt;/a&gt; market.&#160; &lt;a href="http://www.shannonlefevre.com/naples_waterfront_for_sale"&gt;&lt;strong&gt;Naples beachfront&lt;/strong&gt;&lt;/a&gt; is doing well by the way. As an example 3 &lt;a href="http://www.shannonlefevre.com/contessa_at_bay_colony"&gt;&lt;strong&gt;Contessa at Bay Colony&lt;/strong&gt;&lt;/a&gt; units have gone under contract during the last 30 days. That's 42% of the current inventory in that building sold in 30 days. Several other Naples beachfront sales were documented as well. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you're a Naples luxury buyer&lt;/strong&gt;: Please know this year you are not alone and while cash will usually always speak louder than a mortgage contingency, you will want to act when you see something you like compared to waiting around til the end of season to pull the trigger.&#160; I saw a few people last year attempt this and they lost.&lt;/p&gt;
&lt;p&gt;&#160; This does not by any means signify that we're at the stage in the market where you need to pay full price or over list in almost all cases.&#160; This does mean that you will want to behave a little more aggressively to avoid competing with another buyer and be a little more strategic about your negotiations than you've needed to during the past several years to make the best attempt to get your deal done.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you're a Naples luxury seller&lt;/strong&gt;:&#160; and your property is located on the beach you're in a great spot to make something happen this season provided you don't get too carried away on pricing.&#160; The object of the game is to price well, be exposed properly and be prepared to negotiate the best terms possible for you.&#160; If you price your property well, the odds of getting two buyers competing for your property at the same time are much better this year. This can be a great way to get the most for your unit if handled well. That's why you want to list your property with an expert who knows not only how to put your property in MLS but can also enthusiastically help you negotiate the best terms.&#160; If you're not located on the beach, let's talk about your scenario on a case by case basis. Many of you will still have good news to hear. &lt;/p&gt;
&lt;p&gt;Here's something else I found interesting. For the first 12 days of December last year there were 208 properties that went back on the market. Those are properties that had been withdrawn off the market and went back on and properties that were under contract, the contract terminated and then they went back on the market.&#160; This number is usually higher during a poor market and lower during a stable market.&#160; This year during the same time frame that number is down 42%. Another sign of market stability. &lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;On a side note I want to mention how difficult it can sometimes be to explain a topic that's so inconsistent with the rest of the world.&#160; Naples real estate is rarely on the same playing field as so many other markets and has a history of not conforming to what is happening with real estate with the US market as a whole. We were one of the first markets to cool and appear to be one of the first markets to recover. We are happy and consider ourselves fortunate for this.&#160; If you have not been following me for long you will be happy to know I am an agent who values true transparency.&#160; That's why you'll see actual sales data on my website to help you better understand the Naples market.&#160; I do this in an effort to win your business which by the way is my goal.&#160; That's why I am so interested in helping you achieve your goal.&lt;/p&gt;

      <description>&lt;p&gt;&lt;a href="http://www.shannonlefevre.com/naples_blog/view/13014/naples_real_estate_update_12_12_11"&gt;&lt;img src="http://j.b5z.net/i/u/2099816/i/MarketReport1212112.jpg" alt="Naples Real Estate Report"&gt;&lt;/a&gt;&lt;br&gt; &lt;a href="http://www.shannonlefevre.com/naples_blog/view/13014/naples_real_estate_update_12_12_11"&gt;&lt;img src="http://j.b5z.net/i/u/2099816/i/MarketReport121211.jpg" alt="NaplesMarketReport"&gt;&lt;/a&gt;&lt;br&gt; &lt;br&gt; As you can see there is some REALLY GOOD news for the &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples Florida&lt;/strong&gt;&lt;/a&gt; market!&#160; Here's the latest &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples area real estate&lt;/strong&gt;&lt;/a&gt; update from our fabulous C.F.O., Dottie Babcock.&#160; As you can see there are still terrific buying opportunities in Naples and there's also places where inventories have leveled and are even in an under-supply scenario.&#160; &lt;br&gt; &lt;br&gt; Inquiring minds are always asking me what's going on with the &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples real estate&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt; &lt;/strong&gt;market. While I do believe we saw a bit of a successful pre-season, I along with all of my super intelligent Naples real estate colleagues agree that it is too soon to know for sure. I always ask every agent I know at least one Naples real estate question in my constant quest to have a my finger on the pulse of the market...the question lately has been: What do you think will happen this season...??? What I have found is the most successful agents in town say they don't know yet which is interesting because I haven't formulated my answer either. We all watch our own set of indicators but I haven't seen anything consistent or compelling enough to place my bet. Neither have they.&#160; &lt;br&gt; &lt;br&gt; &lt;strong&gt;If I were in the Naples market to buy a house right now:&lt;/strong&gt; I would probably focus on locations where the market hasn't leveled if I could get what I want...if I couldn't get what I want in a market that was still over-supplied with inventory, I would want me in my corner helping me with my 5 point negotiation strategy.&#160; If you're a buyer considering purchasing Naples real estate, give me a shout and we can discuss this strategy in detail.&#160; &lt;br&gt; &lt;br&gt; &lt;strong&gt;If I were considering selling my Naples real estate&lt;/strong&gt;: I would concern myself with the current inventory in my Naples neighborhood and make my decision based on that.&#160; If my home was located in a location where the inventory was level or under-supplied, I would go forward with intelligent pricing and enthusiastic advertising.&#160; If my home was located in an area where inventory is oversupplied I would consider the reasons why I wanted to sell.&#160; If I really wanted to sell regardless, I would price well and come up with a 5 point strategy to compete against my competition. That strategy might include points like:&lt;br&gt; &lt;br&gt; 1. Best Location&lt;br&gt; 2. Best Priced&lt;br&gt; 3. Best Looking&lt;br&gt; 4. A compelling compensation package&lt;br&gt; 5. &lt;p&gt;Current &lt;a href="http://www.shannonlefevre.com/coronado_at_pelican_bay"&gt;&lt;strong&gt;Coronado at Pelican Bay&lt;/strong&gt;&lt;/a&gt; inventory is considered UNDER-SUPPLIED with only 4 months of inventory on the market right now.&#160; Taking a peek at what is currently available and reviewing what has sold, the best &lt;a href="http://www.shannonlefevre.com/coronado_at_pelican_bay"&gt;&lt;strong&gt;Coronado at Pelican Bay&lt;/strong&gt;&lt;/a&gt; deal may have already been snatched up unless somebody can do some super negotiating!&#160; &lt;br&gt; &lt;br&gt; Talking about negotiating, now would be a good time to talk about how some of our Neapolitans negotiate here.&#160; You know that whole thing...&lt;em&gt;when in Rome do as the Romans&lt;/em&gt;....well unfortunately this is not Rome, it's &lt;a href="http://www.shannonlefevre.com/"&gt;&lt;strong&gt;Naples&lt;/strong&gt;&lt;/a&gt; and for the most part everybody is from somewhere else so they bring everything they learned about negotiating from some place other than Naples which means we really don't have just one "universal" way of negotiating deals around here.&#160; That can be really tough if you come from a place where everybody negotiates contracts a certain way &lt;em&gt;there&lt;/em&gt; and you're comfortable with that process and want to do that &lt;em&gt;here&lt;/em&gt;.&#160; Quite frankly, the other party whether that be the buyer, seller, other agent or whoever...may come from a place where they didn't do that where they came from and they want you to do what they did...over there....sigh...&#160; My point about all of that silly nonsense is that I've worked with tons of agents here and I've had the opportunity to figure them out and can usually help you negotiate around the details that can drive buyers and sellers crazy or in some cases kill a deal.&#160; That's why you want to call me when it's time to get started!&lt;br&gt; &lt;span&gt;&lt;em&gt;&lt;br&gt; If you're considering purchasing in Cornado at Pelican Bay:&lt;/em&gt;&lt;/span&gt;&#160; There are only a couple of mid floors available right now so if you're looking for something really low or something really high, you might want to take a peek at other &lt;a href="http://www.shannonlefevre.com/pelicanbayhighrise"&gt;&lt;strong&gt;Pelican Bay high-rise &lt;/strong&gt;&lt;/a&gt;buildings to fulfill your needs.&#160; The list price to sales price ratio in Coronado is at 89% right now which is just a little under the Pelican Bay average at this time.&#160; Taking a deeper look into the negotiation history it appears past owners were willing to negotiate or they really weren't coming off their price much at all so you will want some assistance from your agent to help you determine what kind of seller you're working with if you find something you want to make a move on.&#160; Call me! &lt;br&gt; &lt;em&gt;&lt;span&gt;&lt;br&gt; If you're considering selling your Coronado at Pelican Bay condo:&lt;/span&gt;&lt;/em&gt;&#160; You're in a great spot to go on the market! Make sure you're priced well and conditioned well and if updates haven't been made to your unit, at least look to a stager for some quality advice to help you sell faster and net more on your unit.&#160; If you don't have the name of a successful stager, call me! &lt;p&gt;There's a slight oversupply in Contessa right now coming in at 16 months of inventory.&#160; That number hardly seems fair considering 3 of those units just hit the market within the last 30 days.&#160; If you're a penthouse fan, you're in luck! There are 2 on the market at this time and like Julia Roberts said herself in the movie Pretty Woman, "&lt;em&gt;It's the best&lt;/em&gt;". You have a real opportunity to capture fabulous views if you can afford it. Talking about fabulous views, one of the features that separates Contessa at Bay Colony from some of the other buildings on our fabulous Naples beaches is the fact that there's single family homes on the south side of this building.&#160; That location is called The &lt;a href="http://www.shannonlefevre.com/bay_colony_the_strand1"&gt;&lt;strong&gt;Strand at Bay Colony&lt;/strong&gt;&lt;/a&gt;...unfortunately there isn't anything for sale in there now but that's a different blog.&#160; What this means to the Contessa '01 and '02 stack owners is that they have unbelievable jillion mile views down the coast...and how the sun casts her beautiful sunset hue on the homes in the Strand is truly magnificent. &#160; Absolutely outstanding! You must see if you're in the price range! Here's a shot I took today from one of the lower floors.&lt;/p&gt;

&lt;p&gt;&lt;br&gt; &lt;span&gt;&lt;em&gt;If you're thinking about buying in Contessa at Bay Colony:&lt;/em&gt;&lt;/span&gt;&#160; There's a little for everybody on the market right now...high floors low floors penthouses...this is super because there isn't this kind of selection in many of the other Bay Colony buildings so far.&#160; The average list price to sales price ratio is currently at 91% so I wouldn't get too excited about strong arm negotiating here but call me. Let's review your objective and see what we can do about making that happen for you!&lt;br&gt; &lt;br&gt; &lt;span&gt;&lt;em&gt;If you're thinking about selling in Contessa at Bay Colony:&lt;/em&gt;&lt;/span&gt;&#160; You have competition so price and condition continue to be key here. &lt;p&gt;With only 33 homes in Cocobay at Pelican Bay there hasn't been a year where there was ever a plethra of activity in this &lt;a href="http://www.shannonlefevre.com/pelican_bay"&gt;&lt;strong&gt;Pelican Bay&lt;/strong&gt;&lt;/a&gt; community with 2010-2011 following sleepily along the same as past history.&#160; You will only find a few sales during any given year with 2006 being the record breaker at 4 sales.&#160; The good news for Cocobay is that she is statistically in an &lt;span&gt;under-supply of inventory&lt;/span&gt; scenario and values seem to be doing well.&#160; &lt;strong&gt;Cocobay at Pelican Bay&lt;/strong&gt; is commanding slightly higher list price to sales price ratios than Pelican Bay as an average rolling in at almost 95%.&#160; &lt;br&gt; &lt;br&gt; &lt;span&gt;&lt;em&gt;If you're a Cocobay at Pelican Bay buyer:&lt;/em&gt;&lt;/span&gt;&#160; If you demand the latest and greatest interiors you may be looking for a project.&#160; While some of these homes have had some remodeling, I'm not sure anything is exactly as you would want so you might have to hone your phone dialing skills or roll up your sleeves for a bit of a project. That is if you can get negotiated out on your deal to start. &#160; Current market time has a slight uptick suggesting that maybe what's left is not necessarily listed at current market value.&#160; You'll want to make sure you cut the deal you're after before calling the contractor. &lt;ul&gt;
&lt;li&gt;3 &lt;strong&gt;Claridge at Pelican Bay condos&lt;/strong&gt; for sale.&lt;/li&gt;
&lt;li&gt;1 Claridge at Pelican Bay pending contract.&lt;/li&gt;
&lt;li&gt;5 &lt;a href="http://www.shannonlefevre.com/claridgepastsales"&gt;&lt;strong&gt;Claridge at Pelican Bay sales&lt;/strong&gt;&lt;/a&gt; during the past 12 months.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;There's currently only 7 months of inventory in &lt;a href="http://www.shannonlefevre.com/claridge_at_pelican_bay"&gt;&lt;strong&gt;Claridge at Pelican Bay&lt;/strong&gt;&lt;/a&gt; making this another &lt;span&gt;under-supplied&lt;/span&gt; &lt;strong&gt;Pelican Bay&lt;/strong&gt; community at this time.&#160; The real interesting story about &lt;a href="http://www.shannonlefevre.com/claridge_at_pelican_bay"&gt;&lt;strong&gt;Claridge at Pelican Bay&lt;/strong&gt;&lt;/a&gt; isn't so much about the under-supply of inventory more than what the difference between list price and sales price ratio is coming in at a whopping 97%.&#160; That's the highest I've seen since reporting this season which is fabulous news for Claridge at Pelican Bay condo owners.&#160; &lt;br&gt; &lt;br&gt; Pricing has clearly increased as a result with &lt;a href="http://www.shannonlefevre.com/claridge_at_pelican_bay"&gt;&lt;strong&gt;Claridge at Pelican Bay&lt;/strong&gt;&lt;/a&gt; list prices increasing on average per total at approximately 25%. To be fair, there are two higher floors on the market at this time which typically will command a higher price unless there's something negative going on with the property condition.&#160; &lt;br&gt; &lt;br&gt; Another outstanding &lt;strong&gt;Claridge at Pelican Bay&lt;/strong&gt; real estate statistic is the fact that &lt;em&gt;market time in Claridge has decreased a whopping 48%&lt;/em&gt;.&#160; This statistic was pulled based on what is currently on the market and what has sold during the past 12 months.&#160; Active Claridge condos stand at 195 days due to one of the units being what I would consider over-priced even for the current Claridge market success.&#160; &lt;br&gt; &lt;br&gt; The last unit to successfully negotiate a contract was only on the market 58 days before going under contract.&#160; That's pretty quick for Pelican Bay and further proof that if you price it right to begin with you can defy the laws of market time and come out ahead.&#160; While we're talking about that I might add that your chances of a buyer competition are far greater if you're priced well compared to over priced.&#160; This could increase your chances of netting more when the final bell dings. &lt;br&gt; &lt;br&gt; &lt;span&gt;&lt;em&gt;If you're a Claridge at Pelican Bay Buyer:&#160;&lt;/em&gt;&lt;/span&gt; While there are some nice listings in Claridge at this time, I'm not sure there's anything that will completely blow your socks off. I'm also not sure we'll be able to do better than some past buyers have done on negotiating with such a small window of wiggle room in the statistics (only 3%)&#160; The best thing for you to do is to take a peek, review the numbers and determine what the unit is worth to you before going forward.&#160; It would probably not hurt you to venture outside of Claridge (if you have other interests) just in case you find you can't cut the deal you really want.&#160; There are plenty of other &lt;a href="http://www.shannonlefevre.com/pelicanbayhighrise"&gt;&lt;strong&gt;Pelican Bay high-rise condos&lt;/strong&gt;&lt;/a&gt; for sale with 16 months of Pelican Bay high-rise inventory still on the market BUT something for you to consider is the success Claridge at Pelican Bay has had in a product that may be last to become stable...call me when you want to get started and we'll put together a winning plan regardless!&lt;br&gt; &lt;span&gt;&lt;em&gt;&lt;br&gt; If you're considering selling a Claridge at Pelican Bay condo:&lt;/em&gt;&lt;/span&gt;&#160; You and your smart agent have a lot of great talking points to discuss with potential Claridge at Pelican Bay buyers.&#160; Pricing and condition still is important when considering your selling strategy so make sure the unit looks its prettiest and is price accordingly.&#160; If many of your neighbors decide not to do the same thing this season, you could fair pretty well.&#160; It won't take much to stand out in the current market so make sure you call me when you want to get going and we'll prepare a fabulous marketing and selling strategy that is sure to bring success!&lt;br&gt; &lt;br&gt; For more information regarding &lt;a href="http://www.shannonlefevre.com/claridge_at_pelican_bay"&gt;Claridge at Pelican Bay&lt;/a&gt;, &lt;a href="http://www.shannonlefevre.com/pelican_bay"&gt;Pelican Bay&lt;/a&gt; or any &lt;a href="http://www.shannonlefevre.com/"&gt;Naples real estate&lt;/a&gt; related topic, contact me direct!&lt;br&gt; &lt;br&gt; PS~ On a side note, I hope all our Naples Fans up north who are experiencing crazy snow and ice are safe and warm and for those of you who have no electricity...I hope your electric companies get it on in a hurry. That along with your decision to replace all the glass in the building to current storm code was a magnificent move on your part! Now if we could just work on those fees and pet policy we'd really have something! I do think there's a unit in here being offered at a remarkable price.&#160; It probably won't take you too long to find the deal if you take a peek!&#160;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;span&gt;If you're thinking about buying in Chateaumere Royale:&lt;/span&gt;&lt;/em&gt;&#160; The list of available properties&#160;is short and technically it's a seller's market there right now.&#160; That may show a little on the pricing but that can't stop a smart agent from preparing a compelling plan to help you purchase.&#160; Give me a call today and let's get started.&#160;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;span&gt;If you're thinking about selling in Chateaumere Royale:&lt;/span&gt;&lt;/em&gt; The odds are in your favor but make sure not all of you jump in at once.&#160; Pricing is still the key here and can be proven with not only historical statistics but current&#160;numbers as well.&#160; I can assist you with a winning plan to help you get your property sold this upcoming season!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.shannonlefevre.com/chateaumere_at_pelican_bay"&gt;Chateaumere at Pelican Bay&lt;/a&gt;&lt;/strong&gt;:&#160; There's a bit of an oversupply here and while there's current movement, as a seller I'm not sure I would want to compete unless I was prepared to list at the proper price and/or had something truly magnificent.&#160; There are some obvious non-players in the current market now and a quick peek&#160;at the Chateaumere condos for sale&#160;will help you uncover who they are.&#160; This is also reflected with the market time rolling in at an average of 294 days (26% higher than Pelican Bay average) and an average list price to sales price ratio rolling in at 88% (3% lower than the Pelican Bay average as a whole).&#160; That means&#160;some Chateaumere units are&#160;priced a little higher than should be if&#160;they&#160;want to see some movement.&#160; This is a good time to talk about a healthy listing.&#160; When you're listed with an agent or company who knows how to expose your property to a real group of ready, willing and able buyers, you should be seeing around 3 genuine showings per week on the unit....that is if you're priced correctly.&#160; If you're&#160;experiencing fewer&#160;showings than that, it could be you're priced inappropriately or perhaps the condition of your unit could use some help.&#160; One thing is certain, you shouldn't be wondering why your property isn't selling but that's a whole other blog post.&#160;&lt;/p&gt;
