December Quick Review

After reviewing my Naples Florida real estate web statistics from the first week of December, it appears there may be some silver lining in activity for Naples Florida real estate.  As some of you know I consider:

  • Today's pending sales as yesterday's news
  • Today's closed sales as last month's news
  • Today's web traffic as the next 30 to 45 day's news

That's why I follow my web traffic statistics as much as I do.  We can do alot more with today and tomorrow than we ever can with yesterday.

Since September when the stock market started doing it's "whatever you want to call that", I noticed web traffic started acting really funky and erratic.  What a coincidence, the stock market was erratic too. Before all that craziness it looked as if we might be setting ourselves up for a pretty decent selling season in Naples Florida but then we had that little hiccup and well...it's been touch and go since....until...December.

I'm happy to report during the first week of December, page views are up a whopping 19% over the same time period last year.  This is particularly good news as I personally believe views per visit is a sign of commitment and interest of our future Naples Florida real estate buyers. Don't get me wrong, I don't think we're going to have some sort of crazy blow out but I am more optimistic after this week since this past September. 

I've been doing quite a bit of research on my Naples Florida real estate market lately and find myself continuously being pleasantly surprised with some of the low list prices in our best areas.  Keep in mind it's really difficult to surprise me because I keep up with the Naples Florida real estate market continuously so I can only imagine what must be going through the minds of potential buyers up north who haven't tinkered around in our market since last season.  It's gotta create a little, "holy cow...that price is unbelievable" type of reaction. Obviously this is great news for buyers, not great news for sellers but it is what it is.  Just this past weekend a postcard hit my neighborhood, Pelican Bay which described a sale that closed under $1,000,000.  This is the type of news that would make a buyer jump for joy and as a matter of fact it also angered and disappointed many of my neighbors as I learned when hosting the neighborhood Christmas party.

The point is, if you think you're ready to make a purchase in Naples this year...there probably hasn't been a better time if you look at the prices today compared to the past.  It's up to you to decide if you think prices are going to continue to drop or stabilize in the future.

Hey Smart Girl!  Now that IS a silver lining!  GREAT news and I know you're glad to see it.  We're starting to see a bit of a pick up here as well.  Looking forward to an AWESOME 2009!
