I received an email today from a gentleman located in the New York area who inquired about single family homes in Old Naples. He's looking for an Old Naples deal much like many people who are secretly crossing their fingers that the real estate crunch might effect even the crown jewels of the Naples, Florida luxury areas.
Hoping to find a single-family tear down around the $500,000 price range, unfortunately for him, the lowest priced single-family homes start at $695,00 for the bottom of the barrel and increase to $699,000 for next in line and then third least expensive coming in at $799,000. Although all of these are livable for now...I suspect somebody will come in and purchase these little gems, stay/visit for awhile and then kiss them up to the heavens and build something a little more luxurious as have many other who followed similar plans in recent years.
If you too are looking for an Old Naples deal, know that many people who own Old Naples real estate are seldom in a pinch and are willing to hold, hold, hold for their price as proven by the sold prices below. Not that you can't make any money on property in the Old Naples area...you're just probably not going to find that "hair raising OMG what a great deal" type of circumstance in this location.
Fortunately for my new friend who is arriving later this week...his plans are to hold for awhile and then do something truly fabulous...unless it's a foolish design or offers too many short cuts...he "almost" can't miss!
Old Naples, Florida is a charming area characterized by hundreds of coconut palms with each avenue ending at the beach. It is truly a unique neighborhood with its history and variety of small cottages, beach front estates, and everything in between. It is loosely defined as the area that extends from South Golf Drive southward to Aqualane Shores, although the true "Old Naples" refers primarily to the section around the Naples Pier.
The vintage of homes in Old Naples, Florida varies from turn-of-the-century to the present date, and architectural styles reflect this variety of time periods. There is also an excellent selection of condominiums; all within a few blocks of the Gulf (zoning regulations do not permit any condominiums to be located directly on the beach in the area south of the Naples Beach Hotel and Golf Club).
One of the most interesting aspects of Old Naples, Florida is that every east/west avenue ends at the beach, creating easy walking or biking access for all Old Naples residents. Thus, it is no surprise that one of the favorite activities of the neighborhood is to go to the beach at dusk to watch another glorious Naples sunset.
Old Naples homes and Old Naples condos range in size, age and price but just remember for those that know Old Naples, owning a property with an address here is sure to make those who are familiar with Old Naples, Florida real estate just a little envious.
