I recently went on a listing appointment for a newly completed home in Pelican Bay. I knew we'd be meeting at the home and the chance of a live wireless internet connection would not be available. I have a wireless card on my tablet but despite what my wireless company claims it is hardly what I consider "broadband speed" it's more like the speed of well...molasses.
So here I am in quite a quandary...how do I let this very intelligent business man who is very much NOT tech savvy understand my capability of marketing his home better than any other company or agent in my market without the use of TECHNOLOGY???
Let me introduce you to my new best friend....drum roll please....
Yes! The print screen button is my new best friend now let me tell you why. Remember those ancient tools we used back in the wagon train days called the "listing book"? For you new guys..you may have never seen one before but for you well tenured folk...you remember. It was typically a 3 ring binder in which you placed all your favorite marketing tools, your top trade secrets and all the other various compelling reasons why someone should list their property with you. Ring a bell?
As "tech savvy" as we are NOT down here in the swamps, I had no other choice but to ressurrect this glorious little backwoods tool. So I hear you ask...but Shannon, how on earth did you make it look as sexy as a PowerPoint or live presentation???
Well here's what I included in my little book:
First: My rankings on http://www.alexa.com/: (For this blog I shrunk it a little but did full size in my book)

According to http://www.alexa.com/, I have the most popular residential real estate website in Naples, Florida...compelling...don't cha think? There's more...
Second: Web statistics Google Analytics or any web statistics are good...

Your listing will be exposed to anybody who has a computer and electricity...or a "broadband card" HA!
Third: Search engine ranking! This is a good time to explain how ranking is so important and how you are rated at the top and why they want to be listed with you!

Fourth: Pages of your website

In fact, showing them through pages in your book what their buyers will see as they surf your website, can be much faster than relying on any technology...if you have time, why don't you show them what your competitors site looks like too...that can be really embarrassing....for them.
Last but certainly not least...SHOW THEM THE RAIN!!!!

Let your less than tech savvy customers SEE how BIG your network is and how well you can expose their listing after all, this "tech stuff" isn't just for "Techies" anymore!
In closing, the opportunities are endless with that little "print screen" button. All you need is that and any graphic program and you are on your way to blowing the mind of your next client!

As a speaker I have often run into a situation that Internet was not available and the room was too deep to get cell carrier signal ... I too have used the print screen to CAPTURE a live presentation. A couple of points for the future
1) Remove all the extra toolbars from the top of your Internet browser before doing the screen capture (looks more polished)
2) Use PAINT to remove dates or other items that would DATE your material as old

Love it. I did one of these, and learned a valuable lesson from a new agent that was with me on the Listing Presentation.......Don't overdue it......:) :) Most of my clients, including this one would have just needed a few examples, not everything I so excitedly showed them :) :)

JASON: Google Analytics can track anything and everything about traffic on your website. If you don't have an account I highly suggest it. The data will freak you out. I look at mine like a stock trader looks at the market.

When I got to my appointment I asked how much time I had to talk with him to make sure I didn't disrespect him or bore him with details he didn't care about. When my time was up I said...what other questions do you have? He said..."Is that all you got"? I said, NOPE...I'm going to keep talking til you say stop...he never said stop...I gave him everything I had and kept him engaged which was really unexpected and cool that I could keep someone who started as a "I doubt you will give me anything I care about" kinda guy to...hmmm interesting..tell me more! :)
Yes, I am very familiar with Analytics. I have been SEO'ing since the late 90's. It is a valuable tool, and the level of detail is amazing!
Faina: That's a really great point! Search engine placement is a live organism we never know from minute to minute where we are! Thanks for adding your insight. My prospect went out of town and will be making his final decision when he comes back. I have my fingers crossed. I know I can do a great job for him.

Allen is a really smart guy...He was first to comment at the top...I saw a presentation today about blogging...it was painful waiting for the screens to refresh due to the internet issues in the building...I doubt I will ever do a "LIVE" presentation now that I know how to freeze my content and make it part of a powerpoint presentation.
