If you've been keeping your eye out on single family homes in Mediterra Naples Florida then you might consider doing something now.  During the last year there have been 21 Mediterra sales and 4 are currently under contract.  39 single family Mediterra homes remain on the market.  That means there's 18 months supply...in Naples that's considered oversupply and in negotiation that means the buyer has an advantange. 

Inventories in Naples Florida are shrinking at an interesting rate despite what the economy is doing.  Once again, it makes it hard to convince those outside of the Naples market but the numbers are the numbers.  As an example there was only 1 sale with a list price over $1,000,000 during August in Mediterra last year. This year there were 4...and August is typically considered to be a cruddy month for Naples real estate. 

As you've often heard me say, you have to be where everybody else isn't and September is a perfect time to try to nail a super price on a fabulous Mediterra property!

I have just enhanced the Bellezza at Mediterra portion on my Naples Florida website!  This update is designed to help you search properties in Bellezza at Mediterra a little easier!  In fact, if you would like to see Bellezza homes for sale, you can do that now with just one click!  It's part of my on going efforts to make buying Naples, Florida real estate an easy and enjoyable experience!

Since we're on the topic of Bellezza, Now would be a great time for a quick market update!

According to Sunshine MLS, There are currently 7 properties currently available in Bellezza at Mediterra.

Prices ranges begin with the low, low, low, low, low price of $1,518,000 and continue to the $2,985,000 price range.  There's one that went under contract on September 5, 2008 and another that closed earlier this year for just $1,900,000.  Obviously there was some great negotiating done on that deal considering the fact that it was listed for $2,482,908...WOW!

Please understand...although that particular buyer got a great deal, not every seller is willing to negotiate heavily on their properties.  In fact some don't negotiate very much at all.  It's best to contact somebody who can assist you with your purchase so you don't go in expecting something unrealistic and walking away with empty hands, wasted time and angry feelings.

If you haven't visited Mediterra, you might consider doing so in the near future.  There are some great values in there right now (as if you couldn't figure that already) and you just might be the next person making another excellent purchase!
