The Strand at Bay Colony Naples, Florida

The Strand at Bay Colony is the only beach front single family home subdivision in Bay Colony and the only single family beach front community in Naples, Florida offering a 24 hour manned gated entrance.  There are only 12 homes located on this beautiful drive and having an address at this location is certainly a sign of true taste and distinction.  The beach located behind these homes is not technically deemed private as there are no "private" beaches in Collier County but they are difficult to get to as the closest public entrance is located at the corner of Vanderbilt Beach Rd. and Gulf Shore Drive which is approximately 3/4 of a mile away before reaching the first Strand at Bay Colony home.  Since no motor vehicles are allowed on any beaches in Collier County this makes lugging beach chairs and other beach going possessions extremely cumbersome.  

Those with an interest in The Strand at Bay Colony should be aware most Strand at Bay Colony homeowners rarely (if ever) open their homes for preview without appropriate documentation of the buyer's ability to perform and should be prepared to submit documentation before having the opportunity to see The Strand at Bay Colony Homes For Sale.

Book Meme - My Favorite Books

I now have been "My Favorite Book" meme'd by Jason Crouch one of my most favorite people on Active Rain.  I highly suggest if you don't know him, you get to know him because he is an amazing creature!  I have certainly been blessed with his friendship...ok so...my favorite books...Here they are in no particular order:

 

How To Develop A Six Figure Income In Real Estate By Mike Ferry

This book was written 3,000 years ago by Mike Ferry (my all time favorite trainer).  I'm sure by now some of what he discusses has changed with the new tech wave but the basics are definitely covered.  I doubt I have lived one day of my real estate career without using and or thinking of something I learned from him and/or this book. It is an excellent and easy read and still covers all the basics needed to become an AWESOME REALTOR.

DISCLAIMER:  IF YOU ARE WEAK AT HEART THIS BOOK IS VERY HONEST AND DIRECT WHICH MAY OFFEND YOU...PUT YOUR BIG PANTS ON AND YOUR TIMID FEELINGS AWAY...IT'S WORTH IT!!!

 

 Seven Habits Of Highly Effective People By Stephen R. Covey

This is another book I read 100 years ago...ok so it feels like 100 years ago.  For some odd reason, I picked it up and read it again about a year ago.  It freaked me out how much content from this book is stuff I live by on a daily basis.  If you are one of the three people left in the world who didn't read it...I highly recommend it.

 

 

Jack Canfield Success Principles Book

Chicken Soup For The Soul Jack Canfield (Author), Mark Victor Hansen (Author)

 This is another oldie but a goodie!  I think I read the first 10 books in this series so I can't tell you much about the newer releases.  These are an excellent grouping of 2-3 page stories that will inspire you and keep you engaged...Excellent for those with A.D.D. like me who have short attention spans and lives they need to attend to who can't spend hours on end with their nose in a book.  The word SOUL should be bigger because it really is "Soul Food".

 

 

 

The Secret DVD - Jack Canfield

The Secret By Jack Canfield

There's a lot of hocus pocus associated with this book and there's still quite a bit of mystery as to how you "apply" the Secret for some people but seriously, read the whole thing...even the really silly parts.  It's not that you're going to have some break through but every time I get 2 seconds to myself, I practice what I learned in the book and I have seen some pretty wacky (but good) results!

 

 

 

The Tipping Point by Malcolm Gladwell

This is such a cool book about consumer behavior.  It stirs those creative juices in your head about what you can do as an individual and as a business person...it's light and very entertaining reading with real "I bet you didn't know", examples of how some little things can make all the difference in the world. 

 

 

 

Driven from Within

Driven From Within By Michael Jordan and Mark Vancil

Very inspiring and just the thing to read if you need a good jolt of energy!  There are some magical things you learn about Michael Jordan and some of his teammates and those secret ingredients they have that made them the exceptional players they were/are.  It will encourage you to work out your mind and increase your business stamina for sure. Oh yeah, I can't forget to include so wildly insightful things you get to read about Nike and how they compete as a company...Well worth the read.

How To Show What You Do When Most Of What You Do Is On The Net!

I recently went on a listing appointment for a newly completed home in Pelican Bay.  I knew we'd be meeting at the home and the chance of a live wireless internet connection would not be available.  I have a wireless card on my tablet but despite what my wireless company claims it is hardly what I consider "broadband speed" it's more like the speed of well...molasses. 

So here I am in quite a quandary...how do I let this very intelligent business man who is very much NOT tech savvy understand my capability of marketing his home better than any other company or agent in my market without the use of TECHNOLOGY???

Let me introduce you to my new best friend....drum roll please....

 Yes!  The print screen button is my new best friend now let me tell you why.  Remember those ancient tools we used back in the wagon train days called the "listing book"?  For you new guys..you may have never seen one before but for you well tenured folk...you remember.  It was typically a 3 ring binder in which you placed all your favorite marketing tools, your top trade secrets and all the other various compelling reasons why someone should list their property with you.  Ring a bell?

As "tech savvy" as we are NOT down here in the swamps, I had no other choice but to ressurrect this glorious little backwoods tool. So I hear you ask...but Shannon, how on earth did you make it look as sexy as a PowerPoint or live presentation???

Well here's what I included in my little book:

First:  My rankings on http://www.alexa.com/:  (For this blog I shrunk it a little but did full size in my book)

According to http://www.alexa.com/, I have the most popular residential real estate website in Naples, Florida...compelling...don't cha think?  There's more...

Second:   Web statistics  Google Analytics or any web statistics are good...

Your listing will be exposed to anybody who has a computer and electricity...or a "broadband card" HA!

Third:  Search engine ranking!  This is a good time to explain how ranking is so important and how you are rated at the top and why they want to be listed with you!

Fourth:  Pages of your website  

In fact, showing them through pages in your book what their buyers will see as they surf your website, can be much faster than relying on any technology...if you have time,  why don't you show them what your competitors site looks like too...that can be really embarrassing....for them.

Last but certainly not least...SHOW THEM THE RAIN!!!! 

Let your less than tech savvy customers SEE how BIG your network is and how well you can expose their listing after all, this "tech stuff" isn't just for "Techies" anymore!

In closing, the opportunities are endless with that little "print screen" button.  All you need is that and any graphic program and you are on your way to blowing the mind of your next client!

Carlysle at Bay Colony Naples Florida 

Carlysle at Bay Colony is a Gulf front luxury high-rise condominium located between Contessa at Bay Colony and Brighton at Bay Colony in Bay Colony, the most prestigious subdivision in Pelican bay.   Construction on this 22 floor building was complete in 1992 and features 74 luxurious units with square footage ranging between 2,635 to 3,274 for standard units and 5,646 for the two penthouse units. 

All units offer outstanding full Gulf of Mexico views and the popular "see thru" floor plan allows for a front row seat of Naples beautiful sunrises and sunsets.  An interesting feature about Carlysle is that all windows in the building have recently been upgraded with current code glass.  You'll want to find out if sliders were replaced which was handled at the owners discretion. 

Rental policies are strict but most Carlysle at Bay Colony homeowners do not consider renting their units as a personal option.  Both  membership to  Bay Colony Association and Pelican Bay Association membership are required which means all of the Pelican Bay and Bay Colony amenities are available with the exception of golf which can be purchased for an additional price.  See Carlysle at Bay Colony condos for saleor for more information regarding Carlysle at Bay Colony, contact Shannon Lefevre.

There is only 1 unit available in Carlysle at Bay Colony at this time which is also the lowest priced unit available on the Bay Colony strand.  This unit is currently listed for $2,295,00 and comes with a pool side cabana along with 2 parking spots.  Yes, the new owner may want to do some updating but it seems to be in great shape, hardly what I would consider offensive.  PLEASE NOTE:  The deal goosebumps came out when I previewed this property today.  That is an inexplicable response I get when I come across what I think is a hot property...the goosebumps come out before I even had a chance to think about it so if you're looking for a great Gulf front property, this might be it!

Cannes at Pelican Bay is a gated coach home community in Pelican Bay featuring only 4 buildings and 16 units.  Built in 2005 these beauties offer primarily lake views and are located on Pelican Bay Boulevard directly in front of Cap Ferrat.  Unit sizes begin at 2,902 square feet and end at 3,686 square feet.  A community pool is offered along with a walkway to the Pelican Bay beach access tram.  Cannes at Pelican Bay property owners may rent their units three times a year with a 30 day minimum.  See Cannes at Pelican Bay homes for sale!

There is only one unit available in Cannes at Pelican Bay at this time.  It's listed for $1,995,000 features over 3,600 square feet of living space and offers a two car garage.  It's currently being offered decorator ready.  Many nice interiors have been selected regarding countertops, cabinetry and appliances but it has not had a final clean and does not show as neat as you might expect so be prepared to look past that to determine the value.  It will take a little adjusting to accomplish this but once you do, you will see it really is a fabulous unit.

Bay Colony Shores - Bay Colony - Pelican Bay - Naples, Florida Market Update

Bay Colony Shores is a single-family subdivision located directly east of the high-rise Trieste and across the street from Vizcaya in Bay Colony, the most prestigious subdivision in Pelican bay.   There are a total of 66  magnificent homesites located in Bay Colony Shores with a total of 65 estates in existence at this time.  These properties range in size from 3,080 square feet of living space to nearly 10,000 square feet of livings space.  Completion of construction on the first homes started in 1990 while new homes are taking the place of some of the originals as we speak.  Currently there are just a few homes under construction and I believe we will continue to see a trend of original properties being torn down and newer homes taking their place as well as full remodels being conducted.  All homesites feature either a lake, preserve or landscaped views.

Rental policies are strict but most Bay Colony Shores homeowners do not consider renting their units as a personal option.  Both a Bay Colony Association membership and Pelican Bay Association membership are required which means all of the Pelican Bay and Bay Colony amenities are available with the exception of golf which can be purchased for an additional price.  See Bay Colony Shores homes for sale or for more information regarding Bay Colony Shores, contact Shannon Lefevre.

There are currently 4 homes available on the active market but I recently previewed a 5th home which is currently a pocket listings.  Although I personally would not consider any of these homes ready to move into at this time  (I would want to do some updating), I believe there is excellent potential.  Something to point out to any builder or investors is the fact that now is the perfect time to purchase a property in Bay Colony with the thought of doing a tear-down and rebuilding or possibly orchestrating an exquisite remodel.  There are three of the 5 that are perfect for this opportunity right now. 

My favorite property currently listed in Bay Colony belongs to:

364 Colony Drive- It's listed for $5,595,000 and offers some absolutely outstanding elements.  Word of caution, unless you like pickled wood, you too might find yourself wanting to remodel but it is for sure hands down without a doubt the house with the absolute best floor plan and priced extremely well.  If you like big closets and kitchen with excellent storage you will LOVE this property.  The floor-plan is set up like a courtyard style layout even though it's on a lake, it wasn't necessarily utilized that way.  I like the set up myself.

Most updated and least to do on remodeling belongs to:

379 Sedgwick Ct. - Again, I'm sure many people could move right in.  I personally prefer less wallpaper but the house has some great character, it's located at the end of the cul de sac which is excellent for privacy and has a pretty lake view.  

Most interesting Opportunity belongs to:

391 Colony Drive - This one sits on 3 lots.  There was talk by another buyer that they would tear down the existing house and build three spec homes all with lake views.  I would love the opportunity to see if this can be done.  If so it might be an outstanding opportunity for a builder since the majority of these homes were built in the early 90's and many are showing their age.  3 new homes with 3 fresh designs might be an excellent way to make some great money.  They'd be cheaper to build and cheaper to market than just doing one at a time if you knew what you were doing.  This is the kind of project that makes my mouth water.  SO MUCH FUN!!!
