The Biltmore at Bay Colony - Naples, Florida Market Update

The Biltmore at Bay Colony is a luxury high-rise condominium located directly on the beach in Bay Colony, the most prestigious subdivision in Pelican bay.  This magnificent building was built in 1997, features a total of 75 units within 22 floors and offers an outstanding list of amenities including  a grand lobby, billiards room, fitness room, pool, hot tub, barbecue area and private beach access just to name a few.    Unit sizes begin at about 2,860 square feet of living space and continue over 7,000 square feet of living space for the 5 bedroom penthouse.  There are two assigned parking spots available located underneath the building.  Rental policies are strict but most Biltmore at Bay Colony condominium owners do not consider renting their units as a personal option.  Both a Bay Colony Association membership and Pelican Bay Association membership are required which means all of the Pelican Bay and Bay Colony amenities are available with the exception of golf which can be purchased for an additional price.  See The Biltmore at Bay Colony Condosfor sale or for more information regarding the Biltmore at Bay Colony, contact Shannon Lefevre.

Currently there are two units available at The BiltmoreUnit 303 for $3,850,000 and Unit 604 for $3,700,000.  Because of the direct Gulf location, views from all of these units are absolutely outstanding.  Since the building was built in 1997 both of these units are beginning to show their age a little in some areas but overall should be considered excellent choices for those who want an exceptional condo on the beach in Bay Colony.  There is a great view of the beach from the 604 unit and the 303 unit has a great Gulf and pool area view.

You Won't Know If You Don't Go!

How many buyers and sellers have asked us if we've seen a particular property?  It happens all the time, right?  As it stands right now, there are 10,717 active residential listings in the Naples real estate market.  It's acceptable to not preview each and every one...right? 

Actually, I don't think it is acceptable to buyer's and seller's anymore.  I used to be able to squeek by and chirp  what I could read about in MLS but it has become quite apparent to me that if you don't know more than your prospective customer or at least as much then the question of credibility becomes considerably more apparent and with content more available to our consumers the gap of what we know and what they know is shrinking. 

What does this mean?  I think the days of being able to say we're experts in entire towns or in some cases whole regions are going away.  How many people do you know hire an attorney with below average intelligence?  Why would people hire an agent with a lack of knowledge about their market?  The difference?  We are much more exposed than attorneys are and we're becoming more transparent everyday. 

I facilitated a panel of experts last year at our board of REALTORS.  A topic from one of our local superstars was, "know your neighborhood".  This coming from one of the best agents in Naples knows literally every square inch of Port Royal. Not only that, she knows who lives in each house, who used to live in each house, who's related to who and many more tidbits of information you could not possibly find out without doing the type of reconnaissance she's done herself the last however many years she's been in business.  You can't get it on the net; you can't get it in MLS.  You have to get deep down and sometimes sweaty and dirty (if you live in Naples) to get the information you need to be considered an "expert" in today's markets.

So what's my point?  Many of you have been saying that your markets are slow.  Take the time now to become the "EXPERT" in your market.  Go to the broker's opens, go to the open houses, make appointments to preview listings you haven't seen.  It's hard to do that sometimes because some agents don't want to let you in.  Don't give up!  Get in there and get what should be rightfully yours, the knowledge to provide an exceptional service to your buyers and sellers. 

I've been previewing properties in Pelican Bay everyday this week and casually throughout the summer.  My goal...to see it all so when someone says, "hey, do you know about that"?  I can say, "yep, whatcha want to know"?  I have officially 120 days til our busy "season" the game is ON!

One more thing, don't be afraid to refer business to someone who knows a neighborhood better than you.  I know the whole check is much more appealing but if you mess it up, you get nothing and that's not nearly as exciting as a referral check.

Bay Villas at Pelican Bay Market Update

Bay Villas at Pelican Bayis an attached & detached villa (some are duplexes some look like single family homes on small lots) development located on the south side of Pelican Bay and can be accessed off Crayton Road.  Built between 1981 and 1983 units consist of either 2 or 3 bedrooms and range in size starting at 1,540 square feet to over 1,900 square feet.  The rental policy for Bay Villas at Pelican Bay allow Bay Villa owners to rent their properties a maximum of two times a year with 60 day minimums.  Bay Villas at Pelican Bay are conveniently located next to six tennis courts, St. Williams Church and the Naples Grande hotel.  See Bay Villas at Pelican Bay properties for sale!

After completing my preview of all the available Bay Villas at Pelican Bay (six total)  I have three note worthy units to talk about. 

For the investor, penny pincher, budget conscious or project manager There's a unit available now for $775,000 which is priced over $50,000 less than the next available unit.  It was built in 1981 and needs work but the value is certainly there. 

There are two more that show considerable well.  First one is listed for $865,000.  It gets Shannon's BIS (Best In Show) award.  It has a tropical feel and has had some great remodeling done.

The second BIS award for Bay Villas at Pelican Bay goes to the one that's listed for $949,000.  This one offers bamboo flooring and other nice upgrades.

Barrington Club at Pelican Bay Market Update

Barrington Club at Pelican Bay  is a Carriage/Coach home development located on the north end of Pelican Bay just off Oakmont Parkway.  There are a total of 23 buildings and 89 units.  All Barrington Club at Pelican Bay properties were built between 1992 and 1994 with the exception of building 1 which was completed in 2000.  These units range in size starting at 1,527 square feet to 1,663 square feet.  A community clubhouse, pool and hot tub are amenities featured in Barrington Club at Pelican Bay.  See Barrington Club at Pelican Bay Homes For Sale!

Currently there are 4 available properties located at Barrington Club in Pelican Bay.  Prices range between $443,000 and $540,000.  After previewing all listings within the last couple of days.  There are two that stood out. 

The lowest priced property (which may be great for someone on a budget or perhaps someone who likes a project) is a 2nd story unit and has had all the carpet ripped out which could be an improvement depending on what that carpet looked like to begin with but it is a little shocking to get past initially.  The unit is priced exceptionally well for that reason.  It also looks right over the Barrington Club pool which is pretty but people who don't like to be that close may consider a different unit for that reason. 

The next unit up is listed for $480,000 which also needs work but is located on the Oakmont side of the subdivision.

The best showing unit was listed for $535,000 and is a bottom floor unit.  So this is really the best property currently available on MLS for someone who doesn't want to do any work.

Barrington at Pelican Bay Market Update

Barrington at Pelican Bay is a single family community located in the north-central portion of Pelican Bay off Oakmont Parkway from Pelican Bay Boulevard.  Only 61 single family homes exist in Barrington at Pelican Bay.  Home owners enjoy views of the Pelican Bay Golf Course, lake or preserve views.  Construction of these homes started in 1991 with the majority of these properties built between 1991 and 1994.  The newest home in Barrington at Pelican Bay was completed in 1999.  Barrington at Pelican Bay home owners enjoy all the amenities offered by Pelican Bay and are only required to pay the Pelican Bay Master Home Owners Association Fee which is under $1,500 per year.  See Barrington at Pelican Bay homes for sale.

I previewed the only house currently listed today in Barrington at Pelican Bay.  It's older...built in 1993 and whoever buys it will definitely want to do some things to bring it up but it offers high ceilings, a great floor plan and a beautiful view of the golf course at Pelican Bay

There's another home in Barrington that is available although it is not in MLS right now that I also toured.  It was built about the same time and it too needs some updating but this home offers something you can't hardly find in Pelican Bay right now and that's a 3 car garage.  There's no view of the golf course but there is a beautiful lake view and offers a great floor plan as well.

Avalon at Pelican Bay Update

Avalon at Pelican Bay is a gated code access condominium development located at the corner of Pelican Bay Blvd. and Hammock Oak Dr. situated at the north end of Pelican Bay. Units were completed between 1992 and 1994 and range in size from 1,274 square feet to 1,800 square feet. While some units are considered town homes featuring a one car garage, other units offer an assigned parking space. Many of the units offer tranquil lake views while some units offer landscaped and/or preserve views or of a park located to the north which is primarily a soccer field. To protect the tranquil environment, the rental policy in Avalon at Pelican Bay is limited to a maximum of a one time per year lease with a 30 day minimum requirement. A community pool, hot tub and clubhouse are included. The Pelican Bay community center is located just a short distance away along with the Pelican Bay Sandpiper beach club. Today's preview tour was through Avalon at Pelican Bay. Although 10 units were showing active today I learned the most expensive unit listed for $699,500 had recently been placed under contract and should be pending in MLS within the next day or so. Price range was between $399,000 and $599,000. The lowest priced unit needs work as did other units but is priced considerably under the next available unit which was $469,000. The carpet looks tired but it has recently been painted in a creamy white hue throughout and although most of the interiors are nothing to write home about, I think it's a decent value for somebody who doesn't mind a little redo.

If redo's don't interest you, there's one that has had some tasteful remodeling already including granite in the kitchen, a nice tumbled marble back splash and a pretty tile installed on the diagonal throughout the main living area. This unit was listed for $469,000. My favorite unit as far as decor was concerned has been tastefully remodeled and furnishings in this unit are negotiable not to mention it's being advertised with the Pelican Bay Foundation fee included in the price which was currently listed for $545,000.

There was another unit in Avalon at Pelican Bay that went under contract on August 18th. I did not have a chance to see this property before it was snatched up but it looked fantastic in the pictures. What is currently occurring in Avalon at Pelican Bay is actually normal for most luxury neighborhoods in Naples, Florida and should be expected. Units with great upgrades tend to sell better than ones needing improvements provided that the price is justifiable. Naples, Florida Doesn't Kiss and Tell!

Why would someone want to own a piece of Naples real estate?  It just occurred to me...who wouldn't want to own property here, especially if they were famous?  I did a few searches on the net and really couldn't find too much regarding the famous people who own real estate in Naples, Florida.  In fact on Wikipedia.org there are only 4 "notable residents" listed.  Why?  Is it that our residents don't get caught up in the hype or that we don't have very many paparazzi running around town?  Is it that our Naples real estate agents respect the rights and privacy of our clients? I'm sure this has something to do with it but when you also factor in the fact that our airport is small and quiet as well as our town, I have to imagine it minimizes the chances of crowd drama considerably. 

 

We have a wide variety of luxurious neighborhoods with gated entrances like Bay Colony, Pelican Marsh, Mediterra and Grey Oaks which offer outstanding amenities like golf and beach clubs etc.  We have fabulous places to eat in Naples, great shopping in Naples and just about everything a star could want.  Even if you're not a star, it's certainly worth checking out should you be in the market for a place to "get away" from the everyday stuff that weighs you down and remember...the official first day of winter is just 122 days away.  Do you have a warm and sunny place to call your home away from home yet?  The deals are out there and the clock is ticking!

New Pelican Bay Community Information

I have been in the process of implementing a new portion of my website to help people better understand and easily search Pelican Bay. Because of the complexity associated with Pelican Bay, I have identified each subdivision for you, provided pictures, descriptions and compiled Pelican Bay Community searches all at just a couple of clicks of your mouse. Where's The Next Place To Pop In The Colorado Mountains?

I've had this thing in the back of my head for quite some time that I would like to own property in the mountains of Colorado but I don't want to overspend and I'm not one of those buyers who has to be in the "it" place to be like Vail or Aspen.  What I am interested in is a good place to ski, not too far from an airport and a place with decent property values with a chance for appreciation.  Has anybody else done any homework like that lately?
